How does depreciation work?
Fancy doing the math? At 40 years, a Houseboat does not last as long as a vacation home and therefore depreciation on it is somewhat higher. In 20 years the Houseboat has a residual value of 50%. But that doesn't make for a high risk. That's because your returns including this depreciation are easily between €9,000 and €12,000 per year. On an investment of €129,000, that means a net return of between 8% and 10%.
